By redeeming the complimentary vacation (excluding taxes and fees) you will pay a non-refundable administrative service fee to Five Diamond Club LLC, this fee is for our team to be able to secure a reservation for you by one of our third-party vendor resorts or vacation properties.  All reservations are subject to availability.  Most reservations are Saturday to Saturday.  Holidays and peak seasons may be difficult to be able to reserve or may be only available for an additional fee.  We recommend you be flexible with your travel dates, destinations and/or accommodations types, so that you can most easily enjoy your vacation.  We may have availability for up to 24 months in advance to offer you at some of the destinations.  Until we receive final confirmation from the resort or property, please do not make any travel arrangements or flight reservations.  Only accommodations are included and based on the retail rate published on the official website of the resort property.  We have multiple third-party vendors.  Five Diamond Club LLC serves as an intermediary and is not responsible or liable for any of the reservations reserved.  The taxes and fees are the responsibility of the traveler and may vary at any time.  You will be quoted the taxes and fees of the property you and dates you are requesting.  The current federal tax is 16% and the VAT tax is 3%.  These percentages of taxes must be paid along with any other taxes and fees at the time of the reservation, subject to change at any time.  Pricing on our website may change at any time and may not be updated.  Once you pay the administrative service fee, you will receive a quote for the reservation you are requesting.  Once the reservation is paid for, you will then receive a confirmation.  This process may take several days.  We recommend a minimum of 30 days anticipation for any reservation.  All reservations are subject to the terms and conditions of Five Diamond Club LLC, our third-party vendors, and the resort property.  Some taxes and fees must be paid at the resort property upon check-in and/or check-out, such as, but not limited to, resort fee, housekeeping fee, and sanitation tax.  Please keep in mind that the resort property will require a security deposit with a major credit card at the time of check-in.  This vacation does not include transportation, flights, incidentals, meals or beverages.  These properties are not all-inclusive.  Images are for illustration purposes only.  The images may not reflect the actual accommodation or amenities at the resort.  It is the responsibility of each traveler to have a valid passport and comply with all immigration laws.  All travel documents must be valid through the entire stay.  Please consult with the Embassy or Consulate of the Country or Countries you are traveling to and from.  All of the below destinations are in the country of México.  For other destination offerings please visit https://fivediamondclub.com.
